    Identifying Real Estate Opportunities using Machine Learning

    The real estate market is exposed to many fluctuations in prices because of existing correlations with many variables, some of which cannot be controlled or might even be unknown. Housing prices can increase rapidly (or in some cases, also drop very fast), yet the numerous listings available online where houses are sold or rented are not likely to be updated that often. In some cases, individuals interested in selling a house (or apartment) might include it in some online listing, and forget about updating the price. In other cases, some individuals might be interested in deliberately setting a price below the market price in order to sell the home faster, for various reasons. In this paper, we aim at developing a machine learning application that identifies opportunities in the real estate market in real time, i.e., houses that are listed with a price substantially below the market price. This program can be useful for investors interested in the housing market. We have focused in a use case considering real estate assets located in the Salamanca district in Madrid (Spain) and listed in the most relevant Spanish online site for home sales and rentals. The application is formally implemented as a regression problem that tries to estimate the market price of a house given features retrieved from public online listings. For building this application, we have performed a feature engineering stage in order to discover relevant features that allows for attaining a high predictive performance. Several machine learning algorithms have been tested, including regression trees, k-nearest neighbors, support vector machines and neural networks, identifying advantages and handicaps of each of them.Comment: 24 pages, 13 figures, 5 table

    On the optimaL response of q-vortex

    Wingtip vortices represent a hazard for the stability of the following airplane in airport highways. These flows have been usually modeled as swirling jets/wakes, which are known to be highly unstable and susceptible to breakdown at high Reynolds numbers for certain flow conditions, but different to the ones present in real flying airplanes. A very recent study based on Direct Numerical Simulations (DNS) shows that a large variety of helical responses can be excited and amplified when a harmonic inlet forcing is imposed. In this work, the optimal response of q-vortex (both axial vorticity and axial velocity can be modeled by a Gaussian profile) is studied by considering the time-harmonically forced problem with a certain frequency ω. We first reproduce Guo and Sun’s results for the Lamb-Oseen vortex (no axial flow) to validate our numerical code. In the axisymmetric case m = 0, the system response is the largest when the input frequency is null. The axial flow has a weak influence in the response for any axial velocity intensity. We also consider helical perturbations |m| = 1. These perturbations are excited through a resonance mechanism at moderate and large wavelengths as it is shown in Figure 1. In addition, Figure 2 shows that the frequency at which the optimal gain is obtained is not a continuous function of the axial wavenumber k. At smaller wavelengths, large response is excited by steady forcing. Regarding the axial flow, the unstable response is the largest when the axial velocity intensity, 1/q, is near to zero. For perturbations with higher azimuthal wavenumbers |m| > 1, the magnitudes of the response are smaller than those for helical modes. In order to establish an alternative validation, DNS has been carried out by using a pseudospectral Fourier formulation finding a very good agreement.Universidad de Málaga.     Generación de casos de uso para la simulación de peatones en Realidad Virtual

    Este TFG se ha dedicado a la implementación de un experimento basado en realidad virtual (VR) con el objetivo de analizar diferentes factores que influyen en la acción de cruce de un peatón, obteniendo conclusiones aplicables al mundo real y datos que permitan el entrenamiento de modelos para el vehículo autónomo. El estudio se centra en el análisis de la influencia en la acción de dos variables: (1) el comportamiento de otros peatones que también cruzan la vía, y (2) la maniobra de frenado del vehículo. Para ello, se han involucrado a treinta participantes (N =30) y diseñado doce variantes del experimento que reproducen una acción de cruce en un entorno urbano. Para el análisis de los resultados de cada sujeto se ha recogido el momento de cruce y las respuestas a un cuestionario que complementaron al finalizar cada variante del experimento sobre su percepción subjetiva. Estos datos son analizados mediante la distribución t de Student y el test de Wilcoxon, respectivamente. Las conclusiones obtenidas gracias a los treinta voluntarios que participaron en el experimento demuestran que existe influencia grupal, acelerando la decisión de cruce en caso de que el resto de los peatones muestren una actitud atrevida y, por el contrario, generando duda cuando adoptan una postura conservadora.This bachelor’s thesis has focused on the implementation of a virtual reality (VR) experiment aimed at analyzing different factors that influence pedestrian crossing behavior, with the objective of obtaining conclusions applicable to the real world and data that can be used for training autonomous vehicle models. The study centers around the analysis of the influence of two variables on pedestrian crossing behavior: (1) the behavior of other pedestrians who are also crossing the road, and (2) the braking maneuver of the vehicle. To achieve this, thirty participants (N = 30) were involved, and twelve variations of the experiment were designed to replicate a crossing action in an urban environment. For the analysis of the results for each participant, the crossing moment was recorded, as well as the responses to a questionnaire that was completed at the end of each experiment variation, focusing on their subjective perception. These data were analyzed using the Student's t-distribution and the Wilcoxon test, respectively. The conclusions obtained from the thirty volunteers who participated in the experiment demonstrate the existence of group influence, where the decision to cross is accelerated when the rest of the pedestrians exhibit bold behavior, and conversely, generates doubt when they adopt a conservative posture.Grado en Ingeniería en Electrónica y Automática Industria

    Interplay between Riccati, Ermakov, and Schrödinger equations to produce complex‐valued potentials with real energy spectrum

    Producción CientíficaNonlinear Riccati and Ermakov equations are combined to pair the energy spectrum of 2 different quantum systems via the Darboux method. One of the systems is assumed Hermitian, exactly solvable, with discrete energies in its spectrum. The other system is characterized by a complex‐valued potential that inherits all the energies of the former one and includes an additional real eigenvalue in its discrete spectrum. If such eigenvalue coincides with any discrete energy (or it is located between 2 discrete energies) of the initial system, its presence produces no singularities in the complex‐valued potential. Las personas con discapacidad han sufrido a lo largo de la historia una situación de marginación y discriminación que ha supuesto que las podamos considerar como un grupo vulnerable y de esta manera hemos de relacionar esto con los derechos reconocidos en diversos instrumentos jurídicos internacionales, como son el derecho a la libertad y a la seguridad. En este trabajo vamos a valorar desde diferentes perspectivas el trato que hemos de dar a este tipo de situaciones, tambien analizando las nuevas corrientes, que empiezan a reconocer los derechos de estas personas en el marco internacional y tambien como España debe adecuar su legislación al panorama actual.Departamento de Derecho CivilGrado en Derech
